One of the biggest myths in real estate is that you need 20% down to buy a home.

The truth? Most buyers—especially first-time buyers—put far less down. And many qualify for programs that require as little as 3%, 5%, or even 0% down.

🏡 Here’s what you should know:

  • FHA loans require just 3.5% down.

  • Conventional loans can go as low as 3% down for qualified buyers.

  • VA and USDA loans offer 0% down for eligible buyers.

  • Down payment assistance programs are available in many parts of California—including here in Chico!

🙋‍♂️ So what’s stopping you?

If you’ve been waiting until you have 20% saved, let’s talk. You might be closer to buying a home than you think.

📲 I can help you explore all your options and create a personalized path to homeownership.
